12. PETS: Pets are allowed on the site only with the consent of the site owner in writing, and these numbers will be restricted. Proper fencing arrangements, approved by the site owner, must be provided. Dogs must, at all times, be kept on a leash while in the confines of the site and must be exercised off the site. Dogs must be discouraged from barking so as not to disturb other residents. The site owner reserves the right to withdraw his consent for a pet to be allowed on the site at any time if these requirements are not strictly observed. In the event of the consent being so withdrawn, the resident will remove the pet from the site forthwith. Any fouling of the site anywhere by dogs to be cleared by the owners of the dog immediately. Any damage caused to the site owned mobile homes or Park property by pets will be charged for.
13. VISITORS: The resident is responsible for the conduct of children in their custody and of visitors.
14. OFFENSIVE WEAPONS: It is forbidden to carry offensive weapons or other objects likely to give offence on the park or to interfere with or disturb any fauna or flora within the Park.
15. VACANT PLOTS: Access is not permitted to vacant plots. Building materials or other plant must be left undisturbed.
16. COMPLIANCE: Everyone using the Park is required to comply with the regulations of the Site Licence, Water Authority or any other Statutory or local Authority.
17. BUSINESS ACTIVITIES: No commercial enterprise or business activities may take place on the Park without the prior permission of the site owner.
18. TENANCY: No plot or Mobile Home may be sub-let. Mobile Homes are for permanent use. Acceptance of the Rules is a condition of Tenancy.
19. SALE OF UNITS: If an resident wishes to re-sell his/her Mobile Home with the benefit of the plot he/she occupies, he/she may obtain advice from the site office. In the interest of all parties, the owner must exercise strict control of both Occupiers and Mobile Homes acceptable for admission or to remain on the Park - this rule and the following rules are, therefore, to be strictly observed :
i) a resident may, if he wishes, first offer his/her unit to the park owner who may in their sole discretion, be prepared to purchase it at a fair current market price having regard to age, condition and other relevant factors. The park owners will then make their own arrangements regarding an incoming occupier.
ii) In other cases and where units are not bought in by the park owners, it is recommended that the re-sale shall be effected and completed through the Agency of the park owners. Any proposed purchaser must first be approved by the park owners.
iii) The park owners shall be entitled, at completion, to a commission of 10% of the total price or value of the consideration paid or payable to the seller of the Mobile Home and any articles or goods sold therewith.
20. TENTS: No tents are permitted.
21. FIRES: No fires to be lit in the open.
22. NEIGHBOURING FIELDS:
i) Neighbouring fields must not be entered by residents or their visitors without the express permission of the landowner.
ii) No grass cuttings or other refuse shall be dumped on to neighbouring fields. This should be disposed of by unit resident.
23. CHARGES: All rents will be reviewed annually, also touring caravans and extra car parking facilities. The payment of all electricity or water charges must be paid when due. Arrears are not permitted at any time. Payment to be made on first Wednesday of each month (10 a.m.. to 12 a.m.) at the Site Office.
24. COMMUNITY CHARGES: All occupiers are responsible for payment of their own Community Charge.
25. FIRE PRECAUTIONS:
a) A fire extinguisher of a type approved by the Park Owner must be installed in each unit.
NOTE: Carbon, Tetrachloride, Methyl Bromide and Chlorobromomethane can be dangerous in confined spaces and should not be used. A dry powder of at least 2 lbs capacity will be suitable.
b) It is expressly for anyone including children to interfere with Fire Points and appliances which are for use only in the case of emergency.
c) Gas cylinders must not be placed inside the Mobile Homes, unless used on a compartment as prescribed in the British Standard Code of Practice CP 339: Part 2 (1956)
The Park Rules are not applied rigidly, but with some thought to the welfare of all residents. They are intended to
assist us all in living peacefully with our neighbours. We hope that you will accept the instances where we believe
it necessary to invoke these rules with that in mind. The Park owner reserves the right to grant specific dispensations at his discretion.
