SITE RULES (Tenants)
NB - In view of the development of the Park from rented to Owner-occupied Units, these some of these rules may no longer apply.
The following rules of occupation are for the good management of Mobile Home Parks and the benefit of all who use them. Where Agreements for the occupation of Mobile Home plots are entered into, these rules form part of the Agreement.
1. PLOT: Mobile Homes must be kept in a clean and sound condition. Decoration and external colour must be maintained to the satisfaction of the owner of the Mobile Home Park. Wheels must not be removed, nor the mobile Home re-positioned without permission. No external or internal alteration of, or addition to, the Mobile Home or pitch is permitted without the prior permission of the owner of the Mobile Home Park in writing.
2. NUMBER OF RESIDENTS: The Mobile Home may be used by the occupier and members of their personal household and short term bona fide guests only and in any event for the occupation of such number of persons as shall not exceed the specified number of berths (as specified by the Manufacturers).
3. CHILDREN: Only children over 14 years of age are allowed as permanent household. Visiting children are not allowed to play on site. The occupier is responsible for the behaviour of children in their care.
4. CONNECTIONS: Any permanent electrical connection between Mobile Home and outside building must have prior written consent from the owner, and be at least 18 inches/half a metre underground and be covered in armour plating.
Occupiers must keep the unit adequately heated, and the occupier will be held responsible for internal damage caused by frost or adverse weather.
Occupiers must ensure that the unit is adequately ventilated and keep all vents operational, to prevent internal condensation, and any damage resulting from internal condensation will be paid for by the occupier.
All Propane/Butane Gas used on the site may be purchased from the owner of the Mobile Home Park. No Propane or gas appliances to be used in mobile rented homes except by site owners permission.
5. WASTE WATER: The occupier must not permit waste water to be discharged on to the ground. The Regulations of the Local Water Authority must be observed. Where hoses are used for car washing or garden use, this must be by outside tap and the site owner’s consent.
6. REFUSE: The occupier is responsible that all household refuse is deposited in approved containers which must not be overfilled. Refuse to be placed in the designated area for collection on the appropriate day, and the bin returned to the unit immediately after it has been emptied. All garden refuse to be disposed of by appropriate bins.
7. NOISE: Musical instruments, record players, radios, other appliances and motor vehicles must not be used to cause nuisance to others, especially between the hours of 10.30 p.m.. and 8.00 a.m..
8. CONDUCT: The Occupier must not carry out, or permit the carrying out, of actions contrary to criminal law, including the storage, use, or sale of proscribed substances, while on the Park property.
9. VEHICLES: All vehicles must be driven carefully in the Park not exceeding the speed limit of 5 mph. Vehicles must be taxed and insured and have a current MOT certificate as required by law, and drivers must hold a current driving license and insurance. Occupiers must produce such evidence as the owner may require to confirm their legality. The prior written approval of the site owner must be obtained before parking commercial vehicles. Abandoned vehicles will be removed from the site and any costs involved payable by the vehicle owner. Parking on roadways is prohibited at all times except for loading and unloading. There is a limit of one car per Mobile Home unless special permission is granted by the site owner for which parking fees will be charged. Parking fees will also be charged for touring caravan/trailers or similar, if permission is granted to keep them on the Park. Visitors with extra cars must park their cars in the spaces provided, not in regular car park users spaces.
Only routine maintenance may be carried out on vehicles in the Park, and the occupier must pay for any damage or leaks caused by the vehicle.
10. STORAGE: Storage sheds, porches or other structures are only permitted with the written approval of the site owner and must be in agreement with the Environmental Department.
