PARK RULES

The following rules of occupation are for the good management of the Park and for the benefit of all who reside here. Where Agreements for the occupation of pitches or plots are entered into, these rules form part of the Agreement.
Throughout these conditions the terms Mobile Home and Residential Caravan are referred to as Park Homes, the Park Owner or his authorised representative is referred to as the Owner, and all other residents as the Occupier(s).
1.  NUMBER OF RESIDENTS: The park home may be used by the occupier and members of their permanent household, and short term bona fide guests only and in any event for the occupation of such number of persons shall not exceed the specified number of berths (as specified by the Manufacturer).
2. TENANCY: No plot or Park Home may be sub-let. Park Homes are for permanent use. Acceptance of the Park Rules is a condition of Tenancy. All Park Homes brought onto the Park must be purchased through the Owner.
3.  SECURITY: Occupiers are responsible for the security of their home and outbuildings. Occupiers are also responsible for the prevention of frost damage to all water installations in their homes, and the lagging of all external water pipes.
4. RE-SITE: We reserve the right to remove any Park Home from from the current pitch and re-site it, at our expense, in accordance with Part 3, paragraph 10 of the Written Statement.
5. CHARGES: Charges will be reviewed annually, including touring caravan charges. All charges are payable in advance. Arrears are not permitted at any time. Payments to be made fortnightly on Thursdays at the Park Office, between 1.00 p.m.. and 4.00 p.m..
6. WATER:  The cost of all water on the Park to be shared equally by all occupiers. The occupier must not permit waste water to be discharged on to the ground. Where water is not separately metered or rated, the use of hoses is restricted. EXCEPT IN THE CASE OF FIRE, hoses may only be used from an outside tap, and with the prior consent of the Owner. The regulations of the Local Water Authority must be observed.
7. DRAINS: Occupiers are not to allow any matter to pass into the drainage system which is likely to interfere with the free flow of the contents or cause damage thereto. No soakaway, pit, or other excavation will be permitted without the prior permission of the Owner.
8. REFUSE: The occupier is responsible for all household refuse. This must be deposited in approved containers, which must not be over-filled. Refuse must be placed in front of the Park Home for collection on the appropriate day. Garden waste is not classed as household refuse, and must be disposed of responsibly by the occupier.
9. COMMUNITY CHARGES: All occupiers are responsible for the payment of their own Community Charge.
10. INSTALLATIONS: Occupiers are responsible for ensuring that both electrical and gas installations and appliances comply at all times with the requirements of the Institute of Electrical Engineers and/or other appropriate authorities. Any permanent electrical connection between the Park Home and outside buildings must be 18 inches/½ metre underground, be armour plated, and warning tape must be laid above the cable.
Units must be heated by mains gas or electricity. SOLID FUEL and OIL FIRED HEATING ARE NOT PERMITTED. It is FORBIDDEN to use portable gas heaters in Park Homes, as these are dangerous in confined places.
11. OFFENSIVE WEAPONS: It is forbidden to carry offensive weapons or other objects likely to give offence on the Park or to interfere with, damage,  or disturb any flora or fauna on the Park.
12. FIRES: Open fires, explosives, and any highly inflammable matter are strictly forbidden on the Park.
13. VEHICLES: All vehicles must be driven carefully on the Park and must not exceed the speed limit of 5 mph. Vehicles must keep to the roads, which must not be obstructed, or parked in the authorised parking spaces. Vehicles must be taxed and MOT tested as required by law, and drivers must hold a current driving licence and relevant current insurance.
The Park must not be used to teach learner drivers.
Vehicles and/or motorcycles which obstruct the roads, exceed the speed limit, ignore road signs, or are driven in a dangerous or reckless manner, will be prohibited from entering the Park.
Owners of vehicles on the Park without a current Road Fund Licence will be charged £10 per week. Any such vehicle must be removed from the Park when requested to do so by the Owner.  The owner reserves the right to request sight of the relevant exemption documents.
Parking for one car or motorcycle per Park Home is free. Each extra motorcycle will incur a charge of £5 per week or 75p per day. Each extra car will incur a charge of £3.50 per week or 50p per day. Extra vehicles are allowed only with the prior permission of the owner. Any commercial vehicle not exceeding 1 ton g.w., if kept on the Park, will incur a charge of £10 per week or part thereof, and prior permission must be obtained from the Park Owner. Permission must be sought before any vehicle exceeding 1 ton g.w. is kept on the Park, and a charge will be levied if permission is granted.
The parking spaces for unoccupied Homes, or unused parking spaces, may be used temporarily by visitors or tradesmen to avoid obstructing the roads. Such vehicles should be moved if the legitimate user requests access. All occupiers are asked to co-operate when requested in the interests of all concerned..
The maximum permitted gross weight of any vehicle entering the Park must not exceed 5 tons, to prevent damage to road surfaces. Occupiers are responsible for informing owners of heavy vehicles of this restriction.
Stands on motor cycles must not be allowed to damage the tarmac.
Oil or fuel must not be allowed onto  parking areas, roads, garage floors, or bases. Any spillage must be cleaned off, and any stains removed and damage repaired.
